  • Role Impact:

    The Senior Director, Project Management (SDPM) in support of the Vice President, Project Management will manage the project management process with various internal disciplines (Development, Architecture & Design, Client Design and Delivery, Leasing, Operations, Finance, Acquisitions) from the point of acquisition or initial concept through to the completion of construction and startup of property management on time and within budget.   The SDPM will continually review project activities for opportunities to enhance value will coach and mentor Directors to develop as leaders and team players; and, will ensure that projects are completed following Cadillac Fairview’s processes and procedures.


    What you will deliver:


  • Supports the pre-development phase of the project by providing budgets, schedules and technical advice to the Development managers to assist in the preparation of proformas;
  • Negotiates contracts with contractors, architects and consultants;
  • Administers contracts by monitoring the progress and cost of the projects on an ongoing basis to avoid schedule and cost over-runs, legal complications and/or claims; Interfaces with architect and consultants to develop and ensure completeness of design, drawings and specifications, depending on project stream and stage of development
  • Manages application of all required building, environmental and jurisdictional permits to ensure they are being attained
  • Evaluates tenders and proposals received from contractors, suppliers and consultants to ensure best value for CF;
  • Monitors construction activities, scheduling and budgets
  • Evaluates leasing agreements with landlords and clients to assist in ensuring that the cost of entering into a lease is fully understood and accounted for in the Offer to Lease.  Advises  Leasing and Development Executive of the cost exposure for deviations from the norm;
  • Prepares project budgets, schedules and technical reports;
  • Prepares monthly Construction Status Reports;
  • Ensures the required quality standards are met as stipulated in the contract documents
  • Provides ongoing technical input and support to Development, Leasing, Operations and Insurance departments with respect to the construction process and activities;
  • Liaises with architects, engineers, consultants, third party owners, tenants, lawyers and municipal and utility officials on various aspects of project construction and other activities;
  • Prepares technical reports for submission to Senior Management and Co-owners to provide justification for proceeding with a project or related to the manner in which a project should be administered;
  • Provides and evaluates alternative solutions for resolving site conditions as projects progress; and,
  • Supports a team environment and assists in the development and implementation of project strategies.


SCOPE OF RESPONSIBILITY (financial, people, operations):

People relationships are critical in this role and include: executives and management, all departments involved in development projects, consultants, architects, engineers, municipal staff, construction managers and clients.Project construction budgets ranging typically from $50 million to $250 million.

What you need to succeed:


  • Undergraduate degree in Engineering, Architecture or Construction/Project Management
  • Minimum of 15 years of relevant and progressive experience primarily in mixed use projects with a focus on high rise residential, commercial office, retail and hotel projects , however, experience would also be beneficial  in one or more of the following areas; construction (both field and office), real estate development or operations, civil engineering or architecture.
  • PMP and LEED accreditation would be an asset.
  • Experience leading and mentoring others is required.

  • Ability to complete a large scale, multi-faceted project from start to finish with minimal direction
  • Solid working knowledge of the Building Code and Industry related technology
  • Fluent in English and French (written and oral)
  • Team Player with exceptional leadership skills
  • Self Starter who requires minimal supervision
  • Proven ability to coach and mentor junior staff

Working Conditions:


  • Typical office and field environment
  • Regular site visits as required, including climbing ladders, exposed to dust and/or external elements. Hard Hat and Safety boots required. Frequent travel may be required
