The Director, Development will manage aspects of the development process for a variety of office, residential, retail and mixed-use projects with various disciplines from the point of acquisition or initial concept through to the completion of construction and start up of operations, on time and within budget. This role will understand and may anticipate long-term, strategic needs by continually reviewing project and assigned properties for opportunities to enhance company value.



  • Works within project objectives on selected office, residential, retail and mixed-use projects from early stages of pre-development through to implementation.
  • Negotiates agreements related to development (purchasing, joint venture, sales, leasing, municipal, and servitudes) through face-to-face meetings and providing direction regarding legalities and the detailed preparation of documentation in order to ensure agreements that are cost-effective and meet corporate and legal requirements.
  • Directs and obtains site plans and zoning approvals through the management of consultants, architects, lawyers and municipal representatives in order to expedite such approvals and ensure effective cost management.
  • Develops working relationships with tenants by reviewing, recommending and negotiating profitable solutions to issues for both the tenant and corporation.
  • Conducts highly complex analyses, coordinating internal team, joint venture partners, out-sourced suppliers and tenants to ensure long term viability of assets and enhance asset values.
  • Manages budgeting, analysis and posting of construction projects by motivating, coordinating, instructing and providing feedback to appropriate parties in order to ensure the effective implementation of developments that increase asset value and cash flow.
  • Underwrites financial modeling for projects.
  • Coordinates inter-departmental communications with respect to development by keeping various departments informed of all new development and the status of the implementation stages in order to facilitate ongoing cooperation, foster a team environment and enhance decision making and strategic responses.
  • Participates in joint venture oversight and management

  • University Degree, B. Com., Architecture and/or Engineering
  • M.B.A or M.S. preferred
  • Minimum of 8 years of experience in  real estate development
  • Experience in office, residential, retail, and mixed-use; minimum experience in two  asset classes
  • Experience with joint ventures  an asset
  • Demonstrated negotiation experience
  • Solid knowledge of financial analysis, project management, regulatory processes (zoning, official plans), site planning and design, market conditions and lease legal issues 
  • Proficient in the use of Gmail, Microsoft Office (Word, Excel, PowerPoint)
  • Working knowledge of financial modeling software required
