Role Impact:

To provide assistance in the management of efficient operations of a major Shopping Centre and/or Office Tower, including project management, directing and coordinating the efforts of the operations team and the services provided by architects, consultants, contractors and suppliers so that the Centre is managed within budget and meets CF standards.

What you will deliver:

  • Manage and support the activities of all team members to ensure the timely achievement of department goals, within prescribed policies, procedures and standard business practices;
  • Provide regular motivation and mentoring to all staff to encourage ongoing professional development for succession planning purposes;
  • Ensure that all preventative maintenance requirements for all mechanical/electrical system and equipment is evaluated/documented and performed;
  • Monitor operational expenses on a monthly basis by reviewing actual performance against budget. Conduct and resolve a monthly/quarterly variance analysis;
  • Assist in identifying costs and managing the annual operating budget for all categories of expense and recovery by conducting thorough studies of repairs and upgrades;
  • Support management of the overall health and safety program by ensuring the safe and secure operation of the facility, delivering on environmental H&S compliance requirements and provide resources and guidance so that all processes, inspections and employee training are aligned with CF policies and applicable legislation;
  • Ensure all tenant concerns regarding operational issues are resolved on a timely basis by reviewing with the Operations team member(s) to discuss and assist in solving problems outside scope of responsibility to ensure a high level of customer service to tenants and customers;
  • Make sure that all programs related to the overall operation of the Centre are implemented in a timely efficient and cost effective manner by reviewing areas such as: HVAC, preventative maintenance, environmental management, energy management, roof maintenance and rehabilitation, waste management, pest control, property security, cleaning operations, Health & Safety, and marketing;
  • Respond to after hour’s emergency calls as needed and ensure all actions required are taken and teams supported. Ensuring all emergency procedures are followed and the security of personnel and the property is maintained;
  • Research, create and manage service contracts and oversee work performed to ensure compliance within all contract and building code requirements;
  • Other duties as assigned.

What you need to succeed:

  • B.Eng or equivalent
  • Power Engineer - 4th Class Certificate, SMA (BOMA) or Building Environmental Systems I
  • FMA or RPA designation, Shopping Centre’s Managers Course or equivalent is an asset.
  • A minimum 7 (seven) years’ experience in Physical Operations management with at least 5 (five) years supervisory/management experience, preferably in a mixed use environment
  • Thorough knowledge of general maintenance procedures, budgeting principles, new technologies, electrical & mechanical systems and management principles;
  • Proven ability using technology and computer related programs: Computers/Laptops, Cellular Phones/Tablets, Microsoft Office, G-Suite, Energy management and preventative systems software or comparable systems, etc.;
  • General functional knowledge of environmental hazards and green (LEEDS) initiatives.
