Role Impact:

To provide supervision of day-to-day operations of a major Mixed-use Property, while directing and coordinating the activities of staff, contractors and suppliers.  

 

What you will deliver:

  • Supervise unionized personnel in the day-to-day performance of their duties in accordance with CF policies and the Collective Agreement.
  • Provide regular feedback in the form of status meetings, objective setting sessions, performance appraisals, coaching and counseling, and discipline.
  • Manage the activities of all direct reports to ensure the timely achievement of department goals, within prescribed policies, procedures and standard business practices;
  • Provide regular motivation and mentoring to all staff to encourage on going professional development for succession planning purposes.
  • Conduct hiring activities in accordance with all CF policies and Human Rights requirements, provide the necessary orientation and training, and review staff activities on a daily basis to ensure that they are completed in accordance with CF standards.
  • Assist in the preparation and implementation of annual operating expense and capital budgets through reviewing past expenses, determining future needs of the Centre and gathering information in order to ensure the Chief Engineer and Operations Manager(s) have accurate figures on which to forecast budget needs.
  • Coordinate the completion of all scheduled and unscheduled maintenance work by scheduling daily work assignments and delegating to the appropriate member of the maintenance team in order to ensure all maintenance work is completed in a timely manner and the property is maintained in a manner that will ensure property values are maintained.
  • Supervise the ordering of necessary parts and services required to maintain efficient operation of the Centre by determining needs, researching price and quality, following appropriate procedures for purchasing and accurately coding and signing invoices for payment in order to ensure accurate records of expenditures are maintained.
  • Prepare accurate and concise reports by collecting and compiling relevant data into summary form and forwarding to appropriate parties on a timely basis to ensure management is provided with accurate information on which to base business decisions.
  • Comply with and enforce all safety procedures by participating in safety training and ensuring adherence to all legislative requirements to ensure the building is safe for all occupants and users.
  • Identify specifications and secure quotations for specialized services or repairs as requested by contacting appropriate contractors to discuss work to be performed and coordinate/oversee the work performed to ensure that work is completed in accordance with all building code requirements.
  • Maintain programs, along with the Operations Manager(s) through preventative maintenance, energy management, environmental management, waste management, landscaping, pest control, snow removal, parking lot and roof maintenance/rehabilitation and other pertinent aspects of physical operations to ensure the ongoing efficiency of the Centre operations.
  • Secure CF property against loss due to theft, fire, liability claims and prosecutions resulting from operations by ensuring all health, safety and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner in order to limit exposure to liability and loss.

What you need to succeed:

  • Grade 12 or equivalent
  • Engineering Technician Certification is an asset
  • A minimum 5 years of plant operations supervisory experience preferably in a shopping centre, office or mixed use property environment.
  • A good knowledge of:

-General maintenance procedures

-Plumbing/carpentry skills

-Current technology

-HVAC, electrical/mechanical systems

  • Computer literacy with: Word, Excel and Building Automation Systems and Preventative Maintenance software
