You are:

To manage the property Operations and Security & Life safety Programs ensuring that applicable legislative, industry and company standards are maintained.  Effectively manage an outsourced security and operations team while coordinating activities of external resources such as architects, consultants, contractors and suppliers ensuring the centre is managed within budget and meeting CF benchmarks.


You will:

  • General Management:
    • Facilitate and coordinate on-going, open communications with tenants by attending various meetings as required to understand and address their operational, security and health & life safety concerns in order to ensure their needs are being met and the organization’s assets are maintained appropriately
    • Negotiate and manage contract agreements, within prescribed policies, procedures and standard business practices
  • Budget Management
    • Develop annual operating budget for all operational and security categories of expense and recovery by conducting thorough studies of all previous years’ budget, repairs and upgrades and by controlling expenses in helping CF to stay competitive within the market
    • Monitor expenses on a monthly basis by reviewing actual performance against budget approving all purchase orders and invoices and conducting a monthly variance analysis to determine reasons for variance and find methods to address the situation in order to ensure expenditures remain within prescribed budgets
    • Manage the activities of all outsourced security and operations staff and provide coaching and mentorship to the third party supervisors.
    • Be personally liable for H&S practices at the property
    • Assist the General Manager with special projects as they develop from time to time
  • Manage Centre Operations to meet business needs and CF standards:
    • Ensure preventative maintenance requirements for mechanical/electrical system and equipment is evaluated, documented and performed
    • Ensure programs related to the overall operation of the Centre are implemented in a timely manner by regularly reviewing the execution of areas such as, but not limited to, preventative maintenance, environmental management, roof maintenance and rehabilitation, and Health & Safety to ensure cost effective facility management in compliance with all relevant legislation
    • Develop and administer work assignment schedules (through the Maximo platform) for the property by following appropriate policies and procedures to meet customer needs effectively and efficiently.
    • Respond to after hour’s emergency calls by going to the site and taking the necessary actions required to ensure all emergency procedures are followed and the security of personnel and the property is maintained.
    • Provide same day quotation for tenant repairs
  • Manage Centre Security, Fire and Life Safety programs to meet business needs and CF standards
    • Manage daily security needs including:
      • The property security, fire & life safety and occupational health & safety program. Ensure applicable legislative, industry and company standards are maintained.
      • The security incident reporting process, ensuring that relevant incident data is captured, reported and analyzed to identified patterns
      • Electronic security systems and technology and ensure systems are operated, monitored and maintained in accordance with manufacturer’s and operational guidelines.
      • The physical security program and ensure that access control is maintained and security measures effectively deter, delay, control and/or respond to a wide range of security threats.
    • Chair Joint Health & Safety Committee (JH&SC) and ensure occupational health and safety is effectively practiced throughout the workplace.
    • Ensure regular inspections and risk assessments in common areas, work areas and tenant premises identifying and correcting unsafe working conditions
    • Manage emergency response and business continuity program including preparation and upkeep of Emergency Response Plan (ERP), Business Continuity Plan (BCP) and Fire Safety Evacuation Plans. Manage crisis communications
    • Ensure company emergency management standards are maintained including: conduct of tenants and suppliers, Security/Life Safety and Property staff training; ERP & BCP plans/processes; Monthly/Annual Emergency Drills; Post-incident debriefs; Emergency Notifications System(s), and; the Emergency Response Line (ERL) process
    • Respond to calls for service and security-related incidents as required


You have:

  • A minimum of 7 years working in a commercial real estate physical operations management and/or security environment, ideally in positions of increasing responsibility – or equivalent work experience
  • Community college diploma  in HVAC or Other Trades OR Security/Life Safety, Risk Management or Criminology-related discipline is preferred
  • Bachelor of engineering is an asset
  • 3-5 years of supervisory and team leadership experience
  • SMA (BOMA) or Building Environmental Systems I an asset
  • CFM ( Certified Facilities Manager) certification is an asset
  • Enrollment in FMA or RPA or Shopping Centres Managers Course or equivalent an asset
  • Thorough knowledge of: general maintenance procedures, budgeting principles, electrical and practical theory, new technologies, HVAC, electrical/ mechanical systems
  • Proficiency in Building Automation Systems/Preventative Maintenance software,  CCTV, Access Control, Fire Alarm, Intrusion and other security-related systems
  • Knowledge and understanding of applicable federal, provincial and municipal legislation and regulations in the area of Building, Fire, Security and Life Safety management
  • Good working knowledge of project (construction) and service based (security, cleaning, snow removal) contracts
  • Knowledge of Trespass to Property Act and adherence to company and industry standards
  • Good working knowledge of MS Word, Excel, Powerpoint, Gmail
  • Sound knowledge of industry techniques and emergent trends in Security and Life Safety management, as well as Risk Management and Crime Prevention
  • Excellent written and verbal communication skills
  • Ability to motivate, coach and mentor
  • Strong analytical, problem solving and decision-making skills
  • Strong organizational, prioritization and time management skills
  • Tact and diplomacy in dealings at all levels of the organization
